Steps to Marketing


Free Valuation

One of our experienced lettings staff will arrange to meet you at your property to carry out a free, no obligation appraisal.

We will factor in location, size and quality of the property in question and give feedback on what can be done to improve the rental prospects of the property.

Once we have been instructed, there are a few steps to marketing:

1. Consent to let

If a mortgage exists on the property, the Landlord must obtain the lender’s consent to let. If the landlord is a leaseholder, the terms of the lease must be checked and any necessary consent obtained to let. The Landlord agrees to inform Aktons of any restrictions in the head lease of the property (where applicable) and provide copies of this information. The Landlord also agrees to provide Aktons with details of any restrictions to the tenancy imposed by his mortgage company, insurer or other relevant company.

2. Proof of identification

We will require 2 proofs of identity, one photographic such as a passport or driving licence and one proof of address such as bank account statement or utility bill (dated within the last three months). We also require proof of ownership for the rental property.

3. Landlord Insurance

The Landlord must ensure that adequate cover exists for building insurance, and, must inform the insurers that the property is to be let.

4. Energy performance cetificate (EPC)

As of the 1st October 2008, all residential properties being marketed to let are required to have an Energy Performance Assessment carried out and a certificate produced. The Landlord agrees to provide Aktons with a valid Energy Performance Certificate (EPC) for the property before marketing of the property commences. The EPC must be made available to the tenant prior to the signing of the tenancy agreement. Where there is not a valid EPC in place, the Landlord can authorise Aktons to arrange the completion of the EPC at the landlord’s expense prior to marketing the property as available to let.

5. Signed terms and conditions

We require signed authority from all the legal owners of the rental property before we can start marketing the property to rent. We would also require the authority to sign the tenancy agreement and legal notices on behalf of the Landlord.

6. Keys

We would require a set of keys and instructions on access for the viewings, and, further sets of keys once tenant occupancy begins (a full set for each adult tenant).
